Temple Street
Lofts, Townhouses & Garage

Hartford, CT

The vision for the Temple Street project – Lofts, Townhouses and Garage – was developed for a street in downtown Hartford which had been closed off to the public since 1970. On that site were six interconnected buildings, all of which were in a severe state of disrepair. The former Sage Allen Department Store, built in 1898, was the original building on the site.

Now as it stands, the Temple Street project is a mixed-use project that is the culmination of ten years of work, from property acquisition through the stages of city approvals, design and financing, demolition, restoration, construction, and finally marketing and management.

The project consists of The Lofts, containing 78 luxury apartments and 12,000-SF of retail space, and The Townhouses, containing 42 townhouses for 170 students and corporate interns. Additionally, there is a 343-space parking garage and 2,500-SF community center.

The Lofts, which consist of the original eight story tower along with two "bookends" on each side, contain eleven distinct floor plans to choose from, with units ranging from 600 to 1,800 square feet with 9-18 foot ceilings, and several of the units have commanding views of the Connecticut River and downtown Hartford. The first floor of the building has nearly 12,000-SF of retail space facing Main Street, and Citibank already occupies part of the space.

The Townhouses offer a unique, luxury student and corporate intern living environment for students attending the University of Hartford, UConn School of Business in downtown Hartford, and Capital Community College. The Garage, with parking available for both residents of the The Lofts and The Townhouses and the general public, is located beneath the Townhouses and includes a 2,500 square foot community center. BVH provided structural and electrical design, as well as design-build bridging services for the mechanical systems.
